Steel has been erected in the basement including 4 beams and 5 lally columns.
The longest steel beam is 24' long to support the new addition.

As the foundation and masonry work continues in the rear, carpenters have begun the rough framing of the new floor plan in the existing front portion of the house. This includes a new skylight and new stairs from the second floor to the basement. Floor joists have arrived to be installed.

January weather warm up! Masons are on site begining to lay blocks for the new 23'x14' two-story rear addition. Existing windows are being blocked up to accomidate the new floor plan.

The digout of the existing basement begins. The original basement ceiling height was approximately 7' high which requires us to dig down an additional 10" to accomidate a higher ceiling for a more functional living space. Once the dig down is complete the entire perimeter of the foundation walls will be underpinned for structural support.

We needed to increase the length of a structural wall. The existing trim in the house was turn of the century custom and this became an issue when we needed an additional twenty feet to match. A small amount of linear feet is incredibly expensive for a trim company set up to replicate. Sometimes we are lucky enough to be able to pull from the backs of a closets. If this is not an option, we have found the Rebuilding Exchange on Webster Avenue in Chicago could be good resource for odd hard to find trim. After hunting through the stacks of salvaged trim we may be lucky to find something very similar.

One renovation required us to install a new door that had been replaced many decades before. Unfortunately, the original hardware had been discarded with original door. We find that many popular styles of antique door hardware have been replicated over the years by companies that mass produce them. This was not the case. After some searching we found the exact match from an antique dealer in Michigan. We cleaned and install the recycled hardware. Little details like this are big difference pulling a renovation together.

Pete Pryor found a masonry two flat on 5300 block of North Wayne in Andersonville in the summer of 1993. He recognized that the house had good bones but was in overall poor shape. The previous owner of thirty years had done very little to maintain the property. He also had a compulsion for hoarding.
After 2 weeks of demolition and a half dozen forty-yard dumpster, the place was finally ready to be transformed. Partnering with a local architect, plans were drawn for a full gut rehab and attic addition. The house was completely dismantled down to its shell and the front façade was completely removed. The new rebuilt elevation design allowed the new construction to blend seamlessly with the historic Andersonville aesthetic. The project took six months to complete and home remains as an excellent example good renovation.
